How much does a loft conversion cost in Teesside?

A typical dormer loft conversion in Teesside costs £30,000 to £50,000 in 2026, and that is the job most local homes suit. A straightforward Velux rooflight conversion, keeping the roof shape as it is, runs £15,000 to £25,000. At the top end, hip to gable conversions on the area's 1930s semis run £40,000 to £55,000, and L-shaped dormers on Victorian terraces £45,000 to £65,000.

Teesside houses convert well

Teesside's housing stock is unusually good loft conversion territory. The 1930s semis running through Acklam, Linthorpe, Hartburn and Fairfield have hipped roofs over generous footprints: square off the hip into a gable, add a rear dormer, and a three-bed semi gains a proper double bedroom with an en-suite. The Victorian and Edwardian terraces of Middlesbrough, Saltburn and Redcar carry rear outriggers that are made for L-shaped dormers, the layout that turns a narrow loft into two rooms.

One honest caveat for the newest stock: many Wynyard and Ingleby Barwick new-builds have factory-made trussed rafter roofs, which need a full structural redesign to convert, and some estates carry covenants restricting roof alterations. It does not rule a conversion out, but it changes the maths, and a good quote will tell you so.

Planning permission, usually not needed
