How quickly will I hear back?

How much does a loft conversion cost in Teesside?
Velux conversions run £15,000 to £25,000, rear dormers £30,000 to £50,000, hip to gable £40,000 to £55,000, L-shaped dormers £45,000 to £65,000 and mansards £50,000 to £70,000+. Simple loft boarding costs £1,000 to £3,000.
Do I need planning permission?
Usually not: most loft conversions fall under permitted development rights, provided the extension stays under 50 cubic metres (semis and detached) or 40 (terraces), dormers face the rear, and materials match the existing house. Building regulations approval is separate and always applies.
Is my loft suitable for a conversion?
The three checks are head height (2.2 metres or more at the ridge), roof structure (traditional cut roofs convert most easily, trussed roofs cost more), and staircase position. A proper survey answers all three in one visit.
How long does the work take?
Velux conversions 4 to 6 weeks, dormers 6 to 8, hip to gable and L-shaped 8 to 10, mansards 10 to 12. The structural phase happens from the scaffold, so disruption inside the house comes late in the job.
Can I live in the house during the work?
Almost always, yes. Until the staircase opening is cut, most of the work happens from scaffolding outside. Expect noise and some dust during the steel and stair phases.
Do I need a party wall agreement?
If the steels bear into a party wall, as they do on most semis and terraces, the Party Wall Act requires you to notify your neighbours, normally two months before work starts. Many neighbours consent informally; a formal award is only needed if they dissent.
